New Construction Vs. Resales in the Big Canoe Community

What’s Available in the Big Canoe Community?
There’s no doubt that one of the 250 homes listed on FMLS for sale in Big Canoe is right for you, but which one is ‘it’? Hopefully you have read my past blogs regarding the different sections in the Big Canoe Community. All of the sections have available lots for sale. Keep in mind if you see an area you love but not the right house, we can help you find the right builder for your dream lot. Building is one option but there are two other options that can get you in a home faster and possibly for less money. There are a number of new construction homes available where you are able to work directly with the builders. Then there are the resales where you have an established lot and a settled home.
Building a New Home in the Big Canoe Community
Building your own home is an experience that is truly for those of you that have set ideas of the perfect home and the perfect setting. It’s true that you can find the perfect home and you can also find the perfect lot but it can be tough to find the them both in the same place. The process is more involved. First you have to find the right lot, meet with a few builders, conduct the proper testing, get all the approvals from the Architectural Controls Committee, and finally meet your budget. My advice on custom homes is to make sure it is not over-customized beyond your budget. Listen to your builders but watch them. Nobody is going to watch over your home’s construction like the person that is paying for it - you! Also, be mindful of change orders. They can add up quickly.
Spec Homes Are Another Alternative
The next choice for those who insist on a new home but are not quite ready to take the building plunge is the spec house. Many new construction homes are available at a lower cost due to the market and the builder’s inventory. These homes are in various stages of being finished. Many buyers will be perfectly happy with a spec home after some minor modifications. I have an updated list of spec homes in the Big Canoe Community and will be happy to share everything I know about these homes.
Resale Homes in the Big Canoe Community
The last and possibly wisest choice (in this market) is the resale home. These homes have character, charm, and the sellers are ready to negotiate. Many of the homes have great views or perfect settings and couldn’t possibly be built for the same price today. Some are only a few years old and are well equipped. I advise any buyer to look over our resales first and then compare them dollar for dollar to the builder’s prices.
