Foreclosures in the Big Canoe Community Real Estate Market

The North Georgia Community of Big Canoe real estate market has been fairly stable. However, the nationwide slow down in the real estate market has resulted in some foreclosures. As of March 2008, FMLS (First Multiple Listing Service) lists only two foreclosures for sale in the Big Canoe Community.
- 5212 Columbine Drive - FMLS describes the home as a 3 bedroom, 3 bath home with “end of road privacy surrounded by colorful hardwoods. Upgraded kitchen, fireplace, loft area, and full finished basement.” This home has recently gone under contract.
- 1022 Sparrows Nest - FMLS describes this home as a 2 bedroom, 3 bath “SHORT SALE! Purchase price subject to approved by lender. GREAT home w/ 2 BRs on main, on lovely private lot w/seasonal mtn view. Large family room can be easily modified for 3d BR. Perfect second or fulltime home in heart of gorgeous Big Canoe resort community. VALUE PRICE. BRING AN OFFER SOON!”
Keep in mind that not all foreclosures are listed on FMLS as some listings may have expired, been withdrawn, etc. There are also homes that are in pre-foreclosure status. This occurs when the bank has not taken over the real estate, but the homeowner knows they must make a deal or else. Not a pleasant situation, but it is a good time to present an offer as both parties may come out with what they need/want.
