Foreclosures and Corporate Owned Real Estate in the North Georgia Communities of Big Canoe, The Preserve at Sharp Mountain, and Bent Tree

The communities of Big Canoe, Bent Tree, and The Preserve at Sharp Mountain are all gated communities located in the North Georgia mountains. All three of these communities offer a wide price range of homes and home styles. IBA Mountain Homes often receives calls from people looking for great real estate deals in the form of “special circumstances” real estate. The term “special circumstances” comes from the way that many listing services such as FMLS categorize real estate listings. For example, FMLS (First Multiple Listing Service) is the primary listing database that serves Big Canoe, Bent Tree, and The Preserve at Sharp Mountain. While there may be hundreds of listings for these communities, only a few fall into one of the “special circumstances” categories of either foreclosures, corporate owned , or owner transferred.
In the community of Big Canoe, there are 2 foreclosures listed:
- 2 BR, 3BA mountain home with seasonal views being offered as a short sale. Price just reduced to $225,000. This is a great buy!
- 1 BR, 1 BA condo in central Big Canoe priced at $84,900. This is the lowest priced real estate listed in Big Canoe.
In the community of Bent Tree, there are 1 foreclosure and 2 corporate owned listings:
- .6 acre lot for $10,000 listed as a foreclosure.
- 1.5 acre lot for $89,900 listed as corporate owned.
- 2 BR, 2.5 BA home priced at $249,500 listed as corporate owned.
In the community of The Preserve at Sharp Mountain, there is 1 corporate owned listing:
- 4 BR, 3 BA home listed for $428,900
Typically, when I see a listing labeled as “corporate owned”, it means one of three things to me. The real estate listing is being managed by a relocation service (where a company might purchase an employee’s home in the event of a transfer), it is actually a bank held foreclosure, or a third possibility is that a corporate entity like a building or development company actually holds title to the property.
