IBA created this blog to discuss living in Big Canoe as well as the North Georgia real estate market. Big Canoe Real Estate Market Improves in February

As the month of February approaches its end, I do what I usually do every month.  I look over stats and info related to our primary market, which is real estate in Big Canoe.  This past month has been pretty encouraging!  Before I go over the stats, let me explain that I only consider real estate that is ‘Pending’ or ‘Under Contract’.  I do this because when a property goes pending/under contract is much more important statistically than when it closes.  A piece of real estate can go under contract and not close for months afterwards.  For this reason, real estate that goes under contract within a certain time period offers a much more accurate description of market conditions.  With that being said…

February in Big Canoe has been encouraging for home resales.  According to FMLS, there are currently 8 homes under contract in Big Canoe for the month of February.  The high price is $624,900 and the low price is $184,900.  The average price is $344,187.
