Big Canoe Real Estate - Getting to Know Your Buyer

Selling real estate in Big Canoe is a lot of fun even in a slower market! Typically, a couple will contact me because they are intrigued with Big Canoe but don’t quite grasp the concept of what Big Canoe is.  I show them the amenities, and the views, the homes, and inform them of any up and coming information regarding Big Canoe real estate. As most buyers don’t make an offer on their first trip, I usually follow up with emails, phone calls and gather all the information that the buyers need to confidently make an offer on their future home. There are several behind the scene hours and at least 2 hours of getting to know what the buyers like and their preferences. At this point we have gotten to know each other pretty well!

Yes, that does seem like a lot of work! However, the hardest part is  over when I initially get the call or the email! I never make anyone sign in to look at my properties for the same reason a shoe store doesn’t make you ring the doorbell to shop for shoes!   If I have someone interested in buying a home, I am escorting them through a huge transition which automatically establishes a bond. I really want to know my buyers because they are one step away from being my neighbors!! Big Canoe real estate is a very niche market in the North Georgia mountains that is close enough for Atlanta commuters and far enough away to feel remote. I jokingly call myself “Julie the Cruise Director” because Big Canoe sells itself and I have all the information that they need to confidently purchase a home. All I need to do to make my buyers happy is LISTEN to them. I find out what they want and keep them away from the homes they don’t want.

The only time I used a Buyer’s Agreement is when I ran a special on Closing Costs.  It worked out just fine but I learned it wasn’t all that necessary. Trust has to be earned and I don’t like to hold anyone’s feet to the fire to buy a home. A handshake establishes a customer relationship and a contract buys a home. My job is to inform my buyers and sellers regarding the Big Canoe real estate market and guide them through the buying/selling process. No agreements necessary!!
