IBA Mountain Homes is a realty group located in the North Georgia community of Big Canoe. Big Canoe® is a registered servicemark of Big Canoe, LLC. IBA Mountain Homes is not affiliated with the developer. IBA focuses on resales in Big Canoe including homes for sale, lots, and condos.

IBA created this blog to discuss living in Big Canoe as well as the North Georgia real estate market. We are full time residents of the Big Canoe community, and our job is real estate - thus the name of the blog! :) Our blog is opinion. Big Canoe Real Estate Co-op

I began MountainHomeResales.com in June of 2007.  To the best of my knowledge it was and still is the first and only true North Georgia and Big Canoe real estate co-op.  The idea was to find 4-5 other agents that were interested in increasing exposure for their listing clients while promoting inter-agency cooperation.  Currently, our list of co-op agents includes:

Our philosophy is two-fold.  One, all of the agents in the co-op want to maximize their listing’s exposure.  One of the best (and most expensive) ways to do this is through Internet advertising.  Forming a co-op allows us to place our clients’ listings in front of a huge audience with less overhead per individual agent.  Secondly, all of the involved agents are more aware of each other’s listings.  Moreso, than if we were all acting individually.  Being part of the co-op is almost like a full-time Caravan.  Caravan is where agents meet twice a month to look at each other’s listings, ostensibly to achieve market awareness with competing brokerages. For both our clients and the agents, it is a win-win scenario.

    Great Blog Dan! I know clients like agents a lot more when they work well with other agents….kind of like the Kindergarten checklist “Gets along well with others”. I give you an s+!!!
