IBA created this blog to discuss living in Big Canoe as well as the North Georgia real estate market. Big Canoe POA Fees Dues and Dont’s

The moment you enter what I call the Emerald Gates of Big Canoe you are greeted by friendly and informative guards who happily provide readable maps of Big Canoe’s 80 plus miles of paved roads. You are then ensconced by healthy mature greenery, smooth, paved, litter-free roads, and you all of a sudden feel like you have left the rest of the world behind. (I affectionatly call this my “spa-time” drive.) You wind through a covered bridge and around banks to find subtle hints of views and then past golf greens until you come to the ”town” of Big Canoe where you’ll find our Canoe Lodge, the IGA Express, the Post Office, the tennis courts, fitness center, swim club, 2 restaurants, Bears Oh My (Our Gift Shop), our own fire station, the Chapel, Conference Center and Play Field Park at the base of the dam. You may see some of our roaming security on your journey. They monitor speed in Big Canoe, and help the residents and visitors when they are lost, stuck in a rut and need a push, or hurt. The clear signs lead all of our residents and visitors to where they wish to be. This is also true of the miles of clearly marked hiking trails that meander throughout Big Canoe complete with waterfalls!! This is a sample of where our monthly dues go.

The monthly dues for Big Canoe are $186.25 for a a lot with a home and $121 for a lot without a home. It is widely known that I could possibly be the most frugal person in Big Canoe, but when it comes to what I get for my monthly dues I jump for joy!! 2 guarded gates with fast track transponders for residents, 80 plus miles of paved roads, roaming security, our own fire station, gas station, convenience store, restaurants, miles of paved trails, a huge dog park complete with a water pump, the Wildcat recreational area with a full soccer field, baseball field, basketball court, and playground, our own garbage drop off, plus so much more that I will remember after I publish this!!

So where is the part where I talk about the POA Fees “dont’s” ? I saved the best for last. All amenities are optional and there is no restaurant minimum! If you don’t play, you don’t pay. Keep all this in mind when you compare Big Canoe to other luxuury vacation resorts.  While there are many North Georgia amenity communities, in my opinion Big Canoe outshines them all by a country mile!  Call me for more information at (770) 655-4303 or feel free to email me!
