Big Canoe Bargain…Come and Get it!
By Karin Elliott | September 8, 2008
Hi Friends,
It’s been a while since I posted a Big Canoe real estate steal! This deal is multifaceted because investors will love it, couples looking to get their feet in the Big Canoe gates will cherish it, and it’s even a place where you’d feel comfortable having a close relative stay. Without further anticipation may I unveil the irresistibly reduced 565 Lake Watch Villa at the low, low price of $199K, FULLY FURNISHED.
Centrally located in Lake Watch Village (where I parked to walk to the Dekalb Symphony on the green) this home features 2 private bedrooms, 2 bathrooms, a private loft, full kitchen, dining area and a great room with a stacked stone fireplace. Two decks outside are located off the kitchen and off the master bedroom. The furnishings are tasteful and hearty for weekend relaxed living. Seasonal views of the lake and golf course make this home a true retreat. There is plenty of storage underneath the home for bikes, canoes, kayaks, and whatever else you can imagine.
The Lake Watch Village is NOT a condo section. All homes are fee simple meaning no condo fees or extra rules. These homes are on a public sewer system also. Only a short walk away to the new Big Canoe Clubhouse, golf, tennis, swim club, chapel, and fitness center. Relax on the peninsula with a fishing pole, picnic, or a good book.
This is the original Lake Watch model with no additions or improvements from the original style. There have been several rennovations in the Lake Watch Village section and a template has been set for approval. If you look at this unit from above it is shaped like a plus sign (+). The recent Lake Watch Village additions have mostly included enclosing all 4 corners which creates 400 more square feet of living space. One owner has even bumped out the loft by adding a large dormer window increasing the loft by about another 100 square feet. Another owner has added a lower level screened porch with a kitchen, fireplace and plenty of room to wiggle. Please note that all additions and improvements done to the exterior of the home will need to be approved by the ACC in Big Canoe but it’s nice to know that there have been several approvals in the Lake Watch section already.
At 199K this home does need a few upgrades, but the owners have had no trouble renting it and using it for a family retreat home. My advice, if you are interested in buying it to renovate is to live in it for a few months. I encourage you to daydream and sketch out several plans and ideas rather than just remodeling immediately. Chances are you’ll relax more (since you’re in Big Canoe, of course!) and your ideas will flow a lot better once you really know the home. The residents of Lake Watch Village are friendly and many would be happy to talk about the renovations they have done. If you play your cards right you may even get invited to see a few.
The Lake Watch section has one thing that many weekenders here do not have, LOCATION! You can change the house to suit your needs but you can’t change where it’s located. This is “In-Town” in Big Canoe Terms! I guess it’s time to shake out the laundry for spare change. This cabin villa is as commanding as a pen full of Free Puppies!
