Big Canoe Agent Caravan

I wanted to write about the Big Canoe Caravan tonight because I feel it is a very important tool for agents, Sellers, and Buyers. For many areas in Georgia, Caravans are not all that necessary, but Big Canoe is a unique community. Looking for a home here can be lots of fun, but it is also somewhat of a challenge. First, real estate signs are not permitted in yards up here, which means that the average house hunter can’t cruise the neighborhood, and be what I like to call a ”Flyer-Buyer”. The second reason is that if you are not familiar with Big Canoe, it is easy to get lost. The good agents know the roads, short cuts and street numbering. As mentioned before in one of my blogs, the agents that do well up here are the ones that work together.
A few years ago the Big Canoe Caravan was started by some of the verteran agents up here. They organized an agent caravan where they could invite all the local agents to tour their homes. This year I am running the caravan with another agent and I am really looking forward to it. This happens every other Tuesday throughout the year. On average there are 15-20 agents per caravan, and we all provide our input regarding realistic pricing and any additional hints to help real estate in Big Canoe sell a little faster and for a good price. We also expose our listings to the agents that know our area best. The homes are easier to remember after you have physically toured them. It’s just as easy to remember the agent with the house, so a spur of the moment showing is just a phone call away.
Many times (and many calories!) agents/sellers/guests will provide a lunch at the last home on the tour. The agents can break bread together and share stories of the “big sale” or the “one that got away”, but most of the time it’s just about getting to know each other without a client or a contract, and at the same time familiarizing ourselves as “guests” in one of the homes. I find that when a contract does come in, I know who I’m dealing with on the other end, and the negotiations seem to go very smoothly.
