Bargains in the Big Canoe Real Estate Market

Every so often a home pops up in Big Canoe that is too good to pass up. My 7253 Ridgeview Drive listing had a traffic jam of agents when the rest of the listings were collecting cobwebs in the doorways. That home had a tough time selling at the very reasonable price of $539,000 because at the time of listing the road for the Bluffs (new section of Big Canoe) was going in and potential buyers were scared off by construction noise and the eventual development. We reduced the price to $499K and had more traffic but no offers. Finally the owners called and said that they just wanted to sell it and dropped it to $399K. We had a ton of offers for this truly underpriced home. One offer came in and was accepted but fell apart due to minor inspection issues. Then another offer came in the next day which fell through for another reason. The agent for the 2nd offer was so impressed with the house at that price that he couldn’t help but to buy it! You know it’s a good deal when an agent buys the house! The home has since become famous as the best deal in Big Canoe real estate history!
There are 2 homes right now that come very close to the Ridgeview Drive status. Both of the Sellers have requested not to list a bottom line due to the fact that everyone goes below the bottom line anyway! Both Sellers have almost simultaneously requested to have all interested buyers put in an offer regardless. These homes are not old or dated. Large laundryroom with custom sink has entrance to driveway. Home is located on a quiet and private cul-de-sac in Blackwell Creek within short walking distance to trails. Owner is asking $539K but all offers are welcomed.
