Update on Big Canoe Community Real Estate Market Conditions, Year’s End 2007

After a slow first half of the year, real estate activity with Big Canoe resales started to pick up in the summer of 2007. We noticed this with competing real estate agents as well. While the market was still slower than 2006, at least we had some activity where many other communities across the country were completely tanked. Our internet based leads and calls were definitely up from the first half of the year, and the picture appeared a little rosier.
Whether or not this increase in resale business carried over to new home construction sales is a little trickier to calculate. Let me clarify that when I speak of resales and real estate in Big Canoe, IBA Realty Group is not the Developer of Big Canoe - that would be the Byrne Corporation. Regardless, IBA Realty Group does list and sell new homes in Big Canoe, two of which I reference a little further down. I point this out merely because when agents use the term “resales”, it implies a used product, and IBA most definitely lists and sells new construction in Big Canoe! I can say that we have sold every one of our “new construction” listings in Big Canoe, and we have had a fair number of inquiries regarding both resales and new construction. Bottom line is, interest and market activity has picked up for us in both categories.
The last 60 days of 2007 in particular have been good. To give you an idea of IBA’s activity in the Big Canoe Community real estate market, I have listed out some stats below. All of these listings were either closed or went under contract in the last 60 days, and all were either listed or sold by IBA (in some cases both!) :
