Is it Time to Invest in a North Georgia Rental?

The Big Canoe Community has been a vacation destination for nearly 3 decades. Many visitors sneak up from Atlanta to experience the slower paced North Georgia mountains and dip their toes in the cool waters of Lake Disharoon. It is not uncommon to see Florida car tags pulling through the Big Canoe gates, especially during hurricane season. The Floridians like to come here because it’s so much cooler in the summer. In the winter we see lots of Michigan tags parked over by Lake Petit where happy fisherman bring only poles and bait, leaving the ice huts back home. Whether you are coming here to escape the heat of Florida or to bask in the 45 degree warmth in winter, Big Canoe has a lot of fantastic deals on condos, cabins, and second homes right now. Buying a home with rental potential may be a great way for you to supplement a mortgage and enjoy your own weekender.
- Here are some quick facts if you are starting to hunt for a second home:
- Big Canoe is host to over 200 weddings each year. Many of the guests need a place to stay that is clean and relatively inexpensive.
- Fall and Summer are peak seasons to rent. Some people even come up last minute if the forecast calls for snow.
- Homes that are close to the village seem to rent very well, along with lake or view homes.
- Laurel Ridge, Disharoon, Hillside, Chestnut Knoll, and Chestnut Rise are condos that are in walking distance to the village.
- Tree Toppers, Lakewatch and Choctaw Village are fee simple and free standing homes that are also close to the village.
- Family reunions, holiday overflow, corporate retreats, and friends having a Girls or Guys weekend are common reasons to rent.
- Many local rental owners choose to manage the property themselves and market via vacation rental sites. However, management companies are also available.
I currently have 2 Laurel Ridge units on the market right now with motivated owners. 362 Laurel Ridge is sold fully furnished with 5 bedrooms, 3.5 baths. It has an open floor plan with a mountain view, screen porch, master on main, deck on main level, and cozy family room on terrace level. 353 Laurel Ridge is a custom 5 bedroom 3.5 bath home with multiple upgrades including 2 oversized decks, fireplace on screen porch, hardwired for a generator, lightning arrest system, intercom, private back yard, clubhouse view and more. These are nice mid-range rentals only steps away from the fitness center and swim club. I will be happy to find you something in your budget as the rentals start at about 150K and go up to the mid 500′s. Many of the rentals come fully furnished also!

One thing I have actually noticed is the fact there are plenty of misguided beliefs regarding the banking companies intentions whenever talking about property foreclosures. One delusion in particular is that often the bank wants your house. The financial institution wants your cash, not your home. They want the cash they loaned you having interest. Preventing the bank will still only draw a foreclosed conclusion. Thanks for your article.
