I think in this market, a Buyer’s Market, any offer is better than none. Sometimes the price isn’t as important as the rest of the contract. Like pulling off a Band-Aid it hurts less if it’s quick and clean.

This post has great advice. I’ve never understood the “no low offers for fear of offending the seller” policy. I’ve been on the selling side. Although we’ve not accepted all low offers, we certainly have never been offended and we’ve been happy to counter-offer. That said, you are right that anyone making a low offer must be flexible and not expect too much.
