I think in this market, a Buyer&#039;s Market,  any offer is better than none. Sometimes the price isn&#039;t as important as the rest of the contract. Like pulling off a Band-Aid it hurts less if it&#039;s quick and clean.

This post has great advice.  I&#039;ve never understood the &quot;no low offers for fear of offending the seller&quot; policy.  I&#039;ve been on the selling side.  Although we&#039;ve not accepted all low offers, we certainly have never been offended and we&#039;ve been happy to counter-offer.  That said, you are right that anyone making a low offer must be flexible and not expect too much.
