Helpful Hints When Buying or Selling Your Home


Use your 6th sense when buying a house!
When you are buying or selling your home you may be surprised to to know that a few physical and emotional factors may help to influence the sale. Read on to see this list of advice:
- Buying a house on a weekend is a great idea. Both the Buyers and Sellers are less encumbered and more encouraged to move quickly through the negotiations.
- Holiday shopping? Wait until the holiday is over and the sellers may be more encouraged to sell.
- Selling your house staged and depersonalized will help the buyers flow through the house picturing their own pictures on the wall.
- Weather you like it or not: Weather can truly influence a showing, especially a home with a big view. If you are selling and have a showing on a rainy day, have some music on and some candles burning. Be sure the lights are on too. If you have a view home please leave sunny view pictures on table where potential buyers can see them.
- Follow Your Nose and smell before you sell. If your house has a scent of mothballs, pets, or mold and you don’t notice it, please ask all your good friends for their honest opinions.
- Sell before you buy. There is nothing more painstaking than watching a client fall in love with a home before they sell the one they have.
- If a house just doesn’t feel right for you from the moment you walk through the door until the moment you leave, it probably isn’t the right house. Don’t be talked into something you do not want to purchase.
I mainly focus on selling homes in Big Canoe and the North Georgia mountains. Although is is not really a metropolitan area I think my advice could be fairly universal. If you rely on your 5 senses you will be able to tell how well the house has been kept. Then you can move on to your emotions and your 6th sence to decide if it’s right for you. If the house passes both tests then I’d say it’s on the keeper list.

I miss you and love your articles. Al and I have laughed so hard about your cute husband calling your Green Egg the “other woman”. Yesterday was our 45th wedding aniversity (between college graduation and grad school) I guess you saw that Sue sold Wilderness Parkway right away. Call me.
