IBA'S ADVERTISING PROGRAM AND
VARIABLE RATE COMMISSION STRUCTURE

When we began IBA Mountain Homes, our concept was simple - to exceed the services of a conventional 'full service' real estate broker and charge a smaller commission at the same time. The commission in nearly every real estate transaction is paid by the party selling the property. This commission is typically split between the Listing Agent and the Selling Agent. In the event the Listing agent produces a buyer for the property, the Listing agent is usually paid the full commission. Not so with IBA Mountain Homes....here is how it works.

IBA charges a maximum of 5% for a commission. Our commission structure is actually a variable rate commission which means that depending on the type of the sale, the commission structure changes but never exceeds 5%! In a conventional scenario where another agent brings a buyer to an IBA listed property, IBA charges ONLY 1.5% while the Selling agent receives 3.5%. Compare this to what we see many Big Canoe agents doing currently where they decrease the split to the Selling agent, thus decreasing the incentive to show the property. If your agent has talked you into this, you may want to reconsider this scenario. A decrease in the Selling commission can and will make a difference in the amount the home is shown. IBA ALWAYS provides AT LEAST a 3.5% split.

IBA also encourages homeowners to market their home. If a homeowner provides a buyer for the home, the maximum commission is lowered to only 2%! We can provide references to back up our commission stucture and our ability to potentially save you thousands of dollars. We are consistently one of the top producing real estate groups in Big Canoe (and we have the stats to back this up). Currently, we are the only real state company in Big Canoe offering this type of service.

  • We consistently rate at or near the top on major Google and Yahoo searches.
  • According to Alexa (a web based company owned by Amazon developed to measure web site traffic), ibamountainhomes.com is #1 for overall traffic for all Big Canoe web sites by a wide margin.
  • Our web site as well as our affiliation with Coldwell-Banker provides direct feeds to other real estate sites such as Zillow, Trulia, and Yahoo.
  • IBA is part of a network of web sites designed to promote Big Canoe real estate. Among these sites is http://mountainhomeresales.com which was designed by the President of IBA Mountain Homes to help foster inter-agency cooperation as well as provide better exposure for IBA's listings. Mountain Home Resales was and still is the only true Big Canoe real estate co-op in existence. Even if you do not want to list with IBA, ask your agent to co-op with us if they haven't already! It can only help to provide exposure for your listing!
