The appeal of purchasing a lot for sale in a gated community such as Big Canoe, Bent Tree, or Georgian Highlands comes from several sources. All of these communities offer a variety of lots for sale including long range mountain views, golf course views, and lake views and prices vary according to size, building site, and view type.
In Big Canoe, the resale lot prices range from $47,500 to over $2 million with an average price of $173,583. Currently, there are over 100 resale lots listed for sale on FMLS, the First Multiple Listing Service with acreage ranging from under 1 acre to over 10 acres.
In addition to the great variety of lots available, all of these communities have architectural requirements for homes. This provides a great deal of protection to a potential home builder as to what will be built next door and how the community is developed overall. Homes built in Big Canoe have varying building requirements based on the neighborhood where the lot is located. Some lots have a minimum building size while other areas have none. Some lots must be developed within a certain time frame while, again, other areas have no time constraints. When purchasing a lot, it is always best to inquire about this.
Big Canoe, Bent Tree, and Georgian Highlands are within 80 miles North of the metro Atlanta suburbs, and enjoy easy access from both Georgia 400 as well as I-75. All of these communities are also approximately 70 miles from Chattanooga, Tennessee. This places all of them within an easy drive from either the Atlanta airport or from Chattanooga.
